I’m selling my home and buying a new one in the same area. I’ve used an agent - who is a friend of a close friend - to show me 2 homes during the last 6 months. I told the agent I would use them to list my house once I found something to buy. My neighbors knows I’m going to sell - and texted me out of the blue that her son would like to buy my home and is willing to pay what I’m looking for in cash. I never signed a contract with the agent - and understand I have no legal responsibly to pay them anything - but I absolutely want to do what’s right - especially when it comes to small businesses. I presume they’ll make commission on the home I’m buying - but if I find my own buyer - do I pay them full commission on the sell? Thoughts? I appreciate the advice as always.
