OFF TOPIC: Where/How to invest 50K?

I was going to use the money to flip houses with a friend, but that market is unprecedented right now. Zero inventory. So I am looking to do something with it.

Its investment capital, but I would like to stay on the safe side, say 75% safe / 25% higher risk.

Any Ideas?
